The house offers 3 bedrooms, 2 living rooms, 3 bathrooms, safe, central heating, offers the possibility to spend relaxing moments on two covered terraces surrounded by plants and flowers, the portable barbecue on the first-floor terrace equipped with table and chairs, the pool area equipped with a sunbathing area with deck chairs, umbrellas and outdoor shower, table with chairs, parking in the enclosed property. As the house is located on a hill, there is a pleasant continuous sea breeze. Kangra beach is 10 km away.
The 130 sqm house is located on three levels. On the ground floor from the pool area the entrance to the living area with a comfortable three-seater sofa and two armchairs, coffee table, flat-screen satellite TV, air conditioner, the fireplace to warm up in the coldest periods, the equipped kitchen with dishwasher, refrigerator with 4-liter freezer area, oven, stove with four electric ceramic hobs, smoke extractor hood, microwave oven, toaster, kettle, coffee machine, kitchen island with sink and a hob raised with two kitchen stools and various kitchen utensils. The adjoining dining area with dining table and chairs. The service bathroom with sink and mirror, toilet and washing machine. From the kitchen, the exit to the covered and fenced terrace, furnished with garden furniture where you can enjoy your coffee in the morning surrounded by the surrounding nature full of plants.
A solid wood paneled staircase leads to the first floor consisting of two bedrooms and a full bathroom. The bedroom with double bed 160x200, two bedside tables and night lamps, mirror, wardrobe, chest of drawers, armchair and flat-screen satellite TV, the second bedroom with two single beds 80x190, wardrobe, two bedside tables, desk with desk chair and armchair. The adjacent bathroom has a bathtub with shower, sink with cabinet and mirror, toilet, bidet, external window, and bathroom wardrobe. The second flight of stairs covered in solid wood leads to the second attic floor. The large open living room is equipped with a corner sofa bed, coffee table, cabinet, air conditioner, and cot. From the living area, a small corridor leads to the bedroom with a double bed 160x200, two bedside tables and night lamps, a chest of drawers, a wardrobe, an air conditioner, flat-screen satellite TV and an armchair. The attached bathroom consists of a shower with hydromassage, sink with cabinet and mirror, toilet, bidet, and external window. Bed linen and bath towels two per person provided (changed weekly), high chair available for children.
The house was built in 1805 and renovated in 2013. The owners live in the house next door in case of need they are always available. The 24 sqm swimming pool in the 150 sqm fenced property is equipped with lighting.

The nearest beach is Kanegra beach with gravel and clear sea 10km, a restaurant 200m, grocery shop in Buje 4km away. The nearest coastal town Umag 13 km.

In the center of Umag we recommend visiting the museum, the aquarium, the cathedral, a walk along the famous Umag Dam, exploring the narrow and interesting alleys of the historic center of Umag, the new square embellished with a fountain, shopping in the shops in the center or visit the stalls and the playground on the waterfront for the joy of the children.
To buy a larger quantity of groceries, we recommend traveling a few kilometers by car to the larger and more convenient supermarkets such as Lidl, Spar, Kaufland or Plodine in Umag.
There are several opportunities for recreation in the Umag area: tennis courts, the 18-hole Adriatic Golf Club, equestrian centers, sports centers for water sports enthusiasts where it is possible to practice water skiing, diving, boat rental, adrenaline park for children and mini golf course in Jangalooz near the Sol Stella Maris holiday village, night clubs, casino, possibility of various boat or coach trips.
The area is full of renowned restaurants, simple restaurants, pizzerias, fast food, bars. Those who want to explore Istria will discover caves, ruins, numerous churches, museums and impressive marinas.
For non-beach days or evenings, we recommend unforgettable trips to the hinterland. The picturesque artists' village Grožnjan has a beautiful terrace from which you can enjoy a magnificent view of the Mirna river valley. Motovun the typical medieval town located on a hill, known for the film festival, which has been held for years at the end of July. Livade, the small town known for the white truffle found in the nearby woods. For lovers of astronomy and wish to admire the sky and the stars, visit the Višnjan Astronomical Center 30 km from Umag by appointment. For cave enthusiasts, visit the small wonderful Baredine cave only 15 km from Umag. Do not miss the opportunity to visit Hum, the smallest city in the world just 60 km from Umag. Also interesting are the cities on the coast such as Pula, Rovinj and Poreč, as well as the Brijuni national park which can also be visited with organized trips. There are organized various "Fish picnic" boat trips, with fish or meat picnics during which you will have the opportunity to visit Rovinj and Poreč or Novigrad. Many tourists are interested in the wonderful day trip to Venice by hydrofoil. For the joy of children, visit the Istralandia water park 20 km from Umag and the Funtana theme park "Dino park", where fun is guaranteed and makes the hearts of young and old beat faster. For gourmets, there are several options for tasting excellent Istrian wines, cheeses, olive oil, typical Istrian prosciutto and much more.

- to declare to the owner any damage caused, that after an accurate assessment of the damage, the owner will request payment of the costs in cash before departure,
- to indicate the expected departure time one day before departure to arrange the delivery of the keys.
